Case Study: Orchard Pointe Homeowners Association
CHALLENGE
The Orchard Pointe Homeowners Association in Apple Valley, Minnesota wasn’t happy with their previous property management company. The board felt the company was spending too much money on drafting and sending delinquent payment letters to residents with very little return. The management company was proving ineffective at collecting money, too. Orchard Pointe had used a lawyer in the past to help collect delinquent funds, but that didn’t give them the results or customer service they wanted either.
The board wanted to work with a management company that could establish a collection and reporting system that worked.
SOLUTION
Orchard Pointe said good-bye to their old property management company and began working with Community Development. Using our respectful yet no-nonsense collection procedures, we recouped a large percentage of the outstanding payments within a year.
Community Development helped the association establish a collections system that motivated homeowners to pay on time. We also developed payment plans for residents who couldn’t pay right away. If payments weren’t received when promised, Community Development helped the board take further action to collect the funds.
Lastly, because government regulations are always changing, we made sure to keep the board informed of new regulations as they arose.
